Staging

Staging makes it easier for a buyer to visualize your property as their future home. And homes that are staged sell for up to 5% more money, and sell much faster (NAR study, 2021). Every home can benefit from some level of staging.

Professional Photography

Professional photography is an absolute must in today’s market. Savvy buyers need to see as much detail as possible in a listing to determine if they want to come see a house in person.  Homes with professional photos get more looks, sell more quickly, and fetch a higher price.

Video & Drone Footage

In addition to a video tour of the inside of your house, you’ll have cutting edge drone footage showcasing the exterior of your home as well. This aerial view gives buyers a unique perspective of your home and neighborhood. According to the MLS, homes with  aerial footage sold 68% faster than homes without. 

Digital Marketing

Buyers are best reached where they already are – online. It’s most effective to have a bespoke marketing plan to get your home seen by the masses. This includes running ads on social media, Google, and other online services that reach buyers who are in the market for a home just like yours.

Open House

Holding an open house is another way to market your property. It’s more convenient to have this single showing for many buyers and minimize the number of individual showings on various days of the week. It’s also a great way to get feedback from potential buyers. Even so, some sellers choose not to have an open house- It’s all up to you.

Negotiation Time

Once the offers start coming in, strategically responding with counteroffers can drive the price up to the highest possible amount, and effectively achieve the best terms for you.

Escrow

Once an offer is accepted, the escrow process begins. There will be inspections and an appraisal of the property, and depending on the reports, possible further negotiations. I will oversee these appointments and make sure everything moves along as smoothly as possible, so you close on time.

Closing the Deal

Attention to detail is key to make sure paperwork is done properly, and everything gets wrapped up in a timely fashion.  Speaking of wrapping things up… time to start boxing up the house and start the next chapter of your life’s journey!
