    Got Questions?

Funny you ask! I made a video on this exact topic, and you can watch it here.

The Conejo Valley is the area north west of Los Angeles, made up of the towns: Agoura Hills, Westlake Village, Thousand Oaks, & Newbury Park.

This is one of the first questions I get from my relo clients!

The City of Thousand Oaks encompasses the town of Newbury Park (except for a small unincorporated area), and about half of the town of Westlake Village.

If you live in Newbury Park, you can put either Thousand Oaks or Newbury Park as your address.

If you live in Westlake Village, this is where things get interesting: Half of Westlake is part of Ventura County and the City of Thousand Oaks, the other half is in Los Angeles County. It really doesn’t make a difference for your day-to-day life, but if you live on the LA County side you will be subject to LA County rules and regulations.

Each of these towns have their own personalities and pros/cons. I’ve created separate videos for each one and you can watch them here:

Pros & Cons of living in Newbury Park

The public school systems in the Conejo Valley are fantastic. We have some of the highest rated schools in California and with the districts being School Choice, families are able to choose the school that best suits their child’s needs. There are 3 school districts in the Conejo Valley:

CVUSD – which covers Newbury Park, Thousand Oaks, and part of Westlake Village.

LVUSD – which covers part of Westlake Village & Agoura Hills.

Oak Park USD – in Oak Park.

It is even possible to transfer districts if the school you prefer is in another district.

The Conejo Valley is considered to have an aging population, but what you will find is a good mix of young families, retirees/empty-nesters, and older folks who are “aging in place”.

This area was built in the 60’s and there are a lot of original owners who don’t want to leave (and I can’t blame them!). Then there are folks who raised their kids here, but now the kids are gone and the parents don’t want to leave! Lastly, there are younger families & professionals moving in.
