Westlake Village: Your ULTIMATE GUIDE to the Neighborhoods

WHERE in Westlake Village should you live? The million dollar question. Literally. Or maybe a $2M question.

Westlake Village CA is a vibrant, upscale, active community, just north of Los Angeles along the 101 freeway. If you’re planning on moving here, you’re probably wondering which neighborhoods to consider. Well, I am here to help you!

I’m going to give you an overview of my favorite Westlake Village neighborhoods, and what what they are known for. There’s so much information I want to share with you, to help you in your decision making process, so I’ve broken these neighborhoods down into categories.

If you’re new to my website, my name is Emily Berdon, your Westlake Village real estate agent. I specialize in helping people relocate to Westlake. I’ve helped so many happy buyers make the move out here, and I’d love to help you as well. Be sure to reach out when you’re ready, or even before you’re ready, so I can help make the process as smooth and seamless as possible.

1. Luxury Homes

If you’re wanting a luxury home in the most elite neighborhoods of Westlake, you’ll want to focus your search on North Ranch & Lake Sherwood.

In North Ranch this past year, homes were listed or sold from anywhere between $1M for a townhome to $15M for a 17,000 sqft Italian Villa on 12 acres with sweeping views of Westlake Village … with the median sold price being $3.4M.

In Lake Sherwood this past year, homes were listed or sold from anywhere between $1.2M for a 700sq ft 2 bed 1 bath, to $10.7M for a 9400sq ft lakefront estate. The median sold home price in Lake Sherwood was $4.3M.

These 2 neighborhoods house Westlake Village’s wealthiest residents. But the 2 neighborhoods (and their respective country clubs) have a very different feel to them: both in the type of people who live there and the style of the homes and neighborhoods.

I’m not going to say much else about these neighborhoods because I go into much more detail in my article titled North Ranch vs Lake Sherwood | Luxury Living in Westlake Village. This article gives you a good comparison of the 2 neighborhoods, so check it out if you are in the market for a luxury home in Westlake.

2. Family Oriented Neighborhoods

If you’re a younger family moving to Westlake, chances are you want to be in a neighborhood that has a lot of kids and families that are in a similar stage of life as you.

The truth is, you’ll find a good mix of young families, empty-nesters, and retirees in almost every Westlake Village neighborhood, but these 4 neighborhoods are the biggest draw for younger families:

  1. 1st Neighborhood
  2. Foxmoor
  3. Westlake Hills
  4. Three Springs

All of these neighborhoods are assigned to highly desirable schools, and many of the homes are walking distance to the assigned school. These neighborhoods are also highly social – the kind where you really get to know your neighbors. 1st Neighborhood, Foxmoor, and Westlake Hills all have a similar median home price of $1.3M – $1.5M.

Three Springs homes pull a slightly higher price. The median home price in there is $1.9M.

Be sure to check out My Favorite Westlake Village Neighborhoods for FAMILIES article for a deeper dive on these neighborhoods.

3. View Homes

If a home with a view is something that you seek, you’ll want to focus on these areas:

Southshore Hills – like the name suggests, it’s just south of the lake, and very hilly. Many homes have stunning views of the lake and surrounding areas. The median home price in here is $1.6M.

Foxmoor Hills – I talked about Foxmoor being a neighborhood with a lot of young families, but as you go up the hill into Foxmoor Hills, you find homes with sweeping views of Westlake. The median home price in Foxmoor Hills is $1.62M.

“The Trails” which consists of Westlake Trails and Southridge Trails – this is a small, beautiful pocket of custom homes in Westlake, with some of the best views you’ll find. The Trails is kind of this mid-luxury type neighborhood. It’s a step above a lot of the other neighborhoods I’ve mentioned, but not quite as ritzy as North Ranch and Sherwood. The vibe here is a bit more rustic and reminiscent of the early days of Westlake Village. The median home price in Westlake Trails is $2.7M.

Single Story Neighborhoods

Single story homes are highly desirable and tend to sell for more money per square foot. Here’s why:

Many people, as they age, prefer a single story home. But there are also a lot of younger people who just LOVE a single story: it’s especially nice when your kids are really young. As a result, there are a larger pool of buyers vying for these single story homes.

While all the neighborhoods in Westlake will have SOME single story homes, there are a couple neighborhoods that stand out as having many single stories: Village Homes, Westlake Hills, and First Neighborhood. I mentioned Westlake Hills and First Neighborhood earlier when I talked about neighborhoods that are good for families. But the one neighborhood I haven’t touched on is Village Homes.

Village Homes probably has more single story homes than any of the other neighborhoods, and nice flat streets that are perfect for meandering and taking the dog for a walk. The median home price in Village Homes is $1.167. A little bit lower than the other Westlake Village neighborhoods, mostly because there are more small, modest homes in Village Homes.

Homes Around the Lake

If “lake life” is what you’re going for then look no further than the neighborhoods around Westlake Lake: Westlake Island, Southshore, Northshore, and Lakeshore (did you get all that?).

These lakeside neighborhoods offer a truly unique living experience that is unlike anything else that Westlake has to offer. While they have almost no yards and are situated close together on smaller lots, they do feature beautiful views of the lake and offer a lifestyle unlike anything else in Westlake. Some of the homes have beach access, and the most coveted homes will back to the lake and come with a private boat dock.

There is a range of home styles, and home values around the lake. If you want the lake life, there is surely something for everyone:

Westlake Island is going to be the higher-end gated community for those who have “made it” but want something more unique than the typical Westlake home. The median home price on Westlake Island is $2.9M.

Southshore or “The Shores” will be similar to Westlake Island but without the gate. These homes will also have boat docks. The median home price here is $2.3M.

Northshore – if you want to live on the lake but aren’t in the $2M pricepoint, you might consider Northshore. The homes here are single family attached homes – similar to a townhouse or condo. The median home price is only $670K, but many of these homes are under 1000 sqft. The homes right on the lake will be around $1.5-$2M and the ones that back up to Agoura Rd will be in the $600K’s.

Lakeshore – on the north/east side of the lake, this neighborhood has a range of home prices depending on the location and condition of the home. You’ll find both single family homes and townhomes in here. Home prices will range between about the $800K’s for a small townhome to upwards of $2M for a nicely remodeled waterfront property. The median home price runs about $1.1M.
